    Our Fees

    Squire Estates is proud to be the largest letting agency in Hemel Hempstead, currently managing over 730 properties in the local area. According to Rightmove statistics, we consistently let more properties than any other agent in the town.

    As an independent agency, we offer landlords a comprehensive ā€œone-stop shopā€ — managing everything from marketing and administration to rent collection and full property management. All of this is handled in-house from our office in the Marlowes, ensuring an efficient and seamless experience.

    Services & Fees

    I would be happy to send you a copy of our full Terms of Business. In the meantime, please find below an overview of our services along with our exclusive reduced fee structure:

    Fully Managed Service: 10% + VAT (reduced from 12% + VAT)

    Rent Collection Service: 7% + VAT (reduced from 9% + VAT)

    Let Only Service: 75% + VAT of the first month’s rent (90%+VAT)

    • Qualifying applicants for affordability
    • Accompanied viewings
    • Negotiation and drafting of the tenancy agreement and related documentation

    Rent Collection Service

    7% + VAT of monthly rent

    Includes all of the above, plus:

    • Collection of monthly rent
    • Monthly statements of account
    • Arrears chasing

    Fully Managed Service

    10% + VAT of monthly rent

    Includes all Let Only and Rent Collection services, plus:

    • Property maintenance service using dedicated property managers and Fixflo
    • Use of trusted local contractors for cost-effective maintenance
    • Compliance with legal and safety obligations
    • Property inspections every 6 months, with detailed photographic reports
      Handling of deposit returns

    This one-off fee covers:

    • Professional inventory with photographs
    • Tenant check-in
    • Tenancy setup and documentation
    • Professional floor plan
    • Right to Rent checks and full referencing
    • Deposit management and deduction processing
    • TDS (Tenancy Deposit Scheme) registration, included for the first year (Ā£50 + VAT annually thereafter)
    • AML Checks

    Rent Guarantee Insurance

    £POA

    This includes:

    • Full rent protection with no excess
    • Legal costs covered for eviction proceedings
    • Rent payments covered up to 24 months

    Legal Requirements for Letting

    To legally rent your property, the following certificates are required:

    • EICR – Electrical Installation Condition Report (valid for 5 years)
    • EPC – Energy Performance Certificate (valid for 10 years)
    • Gas Safety Certificate – Required annually if the property has a gas supply

    We are happy to assist in arranging these certificates if needed please see pricing below.
