Our Guide to the Selling Process

1. Kick-starting the property sales process

They will arrange to visit your property to provide you with a market valuation, advise you on an asking price and then work to get the property officially onto the market.
2. Getting your property out there
Marketing is a key part of what we do – and trust us when we say we know what we’re doing! We provide high quality brochures with accurate floorplans and professional photography of all of our listed properties, as well as energy certificates to give buyers all they need to entice them to book a viewing.
We use all major property portals such as Zoopa, On The Market, PrimeLocation and Rightmove to get your property maximum exposure, but we also go a step further to actively contact any prospective buyers registered with us who we believe would be a good match for your property.
3. Showing buyers around
Now it’s time to secure your buyer! Of course, prospective buyers will want to see the property in the flesh, so make sure the space has been prepared with them in mind and it will sell itself. All of our viewings are 100% accompanied by our sales negotiators, so you don’t have to worry about strangers wandering idly through your property. If a property generates a large amount of attention, we may suggest hosting an open day to allow more people to view it in a short space of time.
You will receive ample notice of any viewings that have been arranged, and we’ll give you a call after the viewings to let you know of any feedback.
4. Accepting an offer
Congratulations, you received an offer! Now, the ball is in your court on whether or not you choose to accept the buyer’s offer and start the legal and financial property sale process, negotiate some of the terms the buyer put forward or decline it and wait for another offer. We will guide you through the positives and negatives of any offers, so you won’t have to make any big decisions on your own.
If you accept, you’ll need to find a solicitor to help you through the next stage of the selling process. We can recommend high-quality local options if you would like.
5. Guiding you through the legal & financial process
Over the next few weeks, there will be a number of tasks to get the sale legally and financially in place. The buyer’s lender will request entry to perform a survey of the property and your solicitor will be working on the conveyancing process to get all contracts and transactions in order before exchange.
This may sound daunting, but your Squire Estates sales negotiator will be on hand to guide you through everything. We will play a large role in communicating between all parties (you and your solicitor, the buyer and their solicitor & mortgage broker and any onward chain) to ensure the sale goes as smoothly as possible. We actually have an incredibly low sale fall-through rate of 5% – believe it or not, the industry average is 30%.
6. Completing your Hemel Hempstead property sale
When the legal and financial process is ready to go, your solicitors will arrange for the exchange, and set a completion date on which the property becomes the buyer’s. You will need to make arrangements to vacate the property on or before this date. If you are also buying as part of a chain, the date will be carefully coordinated with your seller’s solicitor, too.
