tenants usually insist on it. With the Squire Estates Property Management service, we’ll look
after every detail of your rental property as if it were our own.
Whether you’re a landlord with one property or a large portfolio, we’ll manage your rental
property with the utmost professionalism & integrity all from our office in Hemel Hempstead.
Our Full Property Management package:
- 100% accompanied viewings with regular communication
- Referencing of all tenants inc. right to rent check, credit check, past landlord
- and employment written references
- Obtaining tenants’ last 3 wage slips and 3 months’ bank statements
- Organisation of an inventory with check-in (if requested as part of our setup
- pack)
- Arranging an EPC / gas safety certificate if required
- Preparing an AST (assured shorthold tenancy agreement) and prescribed
- information documentation
- Issuing all completion paperwork necessary for legal compliance
- Providing utility companies with the details of new tenants and meter readings
- Rent collection with monthly statements
- Property inspections in months 3 and 9
- Being the first point of call for tenants
- Arranging quotes and managing repairs
- Advising on current landlord responsibilities and legislation
- Negotiated renewals with rent increases where applicable
- Serving of section notices if applicable
- Check-out and administration involved with the deposit release
Full property management is a core element of our business. We have dedicated Property Managers and use Fixflo as a reporting tool for maintenance issues to make sure that our tenants feel that they are looked after. We work with buy-to-let investors and homeowners who are relocating. Many of our clients have been with us for years and wouldn’t dream of going anywhere else.

Our Rent Collection service suits landlords that do not wish to be involved with the finance but may have their own builder that they wish to use for any repairs.
Let Only: 60% of the first month’s rent (72% inclusive of VAT)

- Setting up a standing order between the landlord and the tenant
- Provide utility companies with the details of new tenants and meter readings
- Advising on current landlord responsibilities and legislation
- Serving of section notice if applicable
Our Setup Pack
For your protection when using our Fully Managed or Rent Collection services we provide an initial set-up service for new tenants @ £450 this will include:
- Setting up the tenancy.
- Professional full inventory with pictures and check-in on completion day.
- Professional check out when the tenants leave.
- Right to rent checks.
- Full referencing of all tenants including written references from employer, access to open banking or 3 months wage slips and bank statements, written reference from current landlord or letting agent and full credit check.
- TDS registration fee (annually after the first year at £30+ vat).
Rent Guarantee
For new tenants we will do a credit check, a Global ID check, obtain previous employment and Landlord references. However, we also recommend that you take out our Rent Guarantee for £36 pcm if available this is for a minimum term of 12 months and includes:
- Rent guarantee for your property.
- No excess.
- Legal protection that covers the eviction process, court fees and a legal representative at court.
- The Rent Protection and Legal Expenses Insurance pays out until vacant possession, plus continues to pay out for 75% rental payments for up to two months after vacant possession if tenants are legally removed.
